Q: I already own a house and want to add an extension. Should I come to you or a builder first?
A: Come to us first. As architectural designers based in the Oxted / Westerham area, we specialise in helping homeowners design thoughtful, practical extensions. We begin by understanding what you want to achieve and create a clear design vision before bringing in any builders.
Q: Will I still need to contact other trades and organise contractors?
A: Not at all. We manage the entire process — from applying for planning permission and navigating building regulations to sourcing reliable building contractors to coordinate the build.
Q: What areas do you cover?
A: We work mainly within a 10-mile radius of Oxted / Westerham areas, although we would be happy to travel further should your proposals be a little more extensive or complex.
Q: I own a plot of land and want to build a house. What should I do first?
A: The best place to start is by contacting us. We’d guide you on the planning rules and local policies for the build you are hoping for. We begin by researching the site — things like planning restrictions and what appears typical in the area. From there, we develop an outline proposal to your approval before submitting a pre-app. to enable a clearer picture of what’s possible before processing a full planning application.
Q: What is a Pre-app?
A: A pre-application (or pre-app) is an informal submission to the planning department that allows you to get early feedback on your proposal before submitting the full planning application. It’s a helpful way to understand how the planners are likely to respond and, when correctly used, can be a viable investment. Seeking pre-application advice helps identify challenges and opportunities early, saving time and cost by reducing the risk of refusal.
Q: How long does it take to get planning permission?
A: In most cases, planning permission decisions take around 8 weeks from the date of submission. However, the full process — including carrying out a survey, drawing up existing and developing the designs through to client presentation can take longer. This process would be explained from the start with any relevant updates explained along the way.
Q: How much will it cost to get started?
A: Every project is different, so the cost really depends on the scope and scale of your proposal, whether it's an extension, renovation, or new build. This would be covered with our introduction meeting, where we would walk and talk through what you are hoping for. We would then provide a tailored quote based on our meeting, to ensure that you are happy that we have clearly understood the brief
Q: Can you help if I just want to renovate or rework the inside of my home?
A: Definitely. Whether you’re planning a full refurbishment, rethinking the layout, or simply hoping to improve a space, we offer architectural and interior design services to help you make the most of your home — functionally and visually.
Q: Do you manage the whole project or just the design?
A: We can do as much or as little as you require. We produce the full build project from design and planning through to building regulations and tender invites. We work with established and trusted contractors and have a good knowledge of the numerous trades out there to bring your project to life. We’ll be your go-to point of contact from concept to completion.
Q: I don’t know what I want yet — can you still help?
A: Absolutely. Many of our clients start with just a vague idea or a few frustrations about their current space. Part of our job is to help you uncover what’s possible and guide you towards a solution that suits your needs, space, and lifestyle.
